Commerce Parkway is strategically located on Interstate 35 in the geographical center of an area encompassing Will Rogers World Airport at the north and the entire City of Norman at the south. The property, which is located at the northwest corner of the first exit in Norman when coming from Oklahoma City and Moore, is known as Norman’s gateway. The site is elevated and has great visibility from the interstate. Commerce Parkway is also located just north of the intersection of state Highway 77 and I-35 and boasts a traffic count in excess of  90,700  cars per day, the highest traffic count between the south Oklahoma City Metro and the Dallas – Ft. Worth Metroplex.

This is one of the fastest growing areas within the Oklahoma City Metro area. Since the 2000 census, more than 60 new subdivisions have been platted within a 5-mile radius. Thousands of new home sites have been completed or are under development and new rooftops can be seen in all directions.

Commerce Parkway is bordered on the south and west by Indian Hills Road and 36th Avenue/Telephone Rd, which will be four lane urban arterial roads when the project is completed. On the east, the project enjoys over 1,400 feet of elevated interstate frontage and is serviced by a two-way access road.  The Indian Hills interstate overpass allows ingress and egress in both directions on I-35.

One mile to the north, the Wal-Mart Supercenter has consistently been one of the three best performing stores in the country. Between Wal-Mart and Commerce Parkway, the Kohls Department store leads the state in sales.  Other adjacent commercial projects are under construction or recently completed including a Gordmans, Applebees, IHOP and a fully occupied retail strip. Integris Hospital has also recently purchased a 40-acre site within ½ mile. Immediately to the South, Norman Regional Hospital is building a multi-million dollar state of the art facility.  Development of Commerce Parkway is underway and the 60+ acre project is currently subdivided into 4 acre to 6+ acre tracts with city services to the site.  Two family entertainment centers are underconstruction with restaurants, party rooms, video arcade, miniature golf, go-cart track, batting cages, corporate party & picnic area and much more.  Two new luxury automobile dealerships have purchased land and will be constructed soon.  Other planned uses include, a gym, an office complex, and a retail strip. 

The development has been engineered with adequate storm drainage and detention for an intense 90% coverage. Also, because sewer services are being provided by the City of Moore, there are no wastewater impact fees associated with new construction on the site.

Commerce Parkway is very competitively priced and could be further subdivided.  The developer offers land sales and build to suit either sale or lease. The property is currently zoned C-2, C-O & I-1 which allows for retail, office, manufacturing, medical, warehousing and some industrial uses.
